Whether you are buying, selling or maintaining your home, Ace Inspections provides professional and quality service from the moment you call me. As a licensed home inspector, I will walk through your home with you and teach you as much as you want to learn. I strictly follow the Standards of Practice for home inspectors established by ASHI, the leading home inspection association.

After we walk through the home together, I will explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. I will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read Spectora report, that will be delivered in HTML and/or PDF format. From that report, you’ll be able to see the items we discussed, with images for reference.

Wondering what’s included in a standard home inspection from Ace Inspections? Here is a quick overview of the services included in your home inspection, and the major systems that I analyze and assess throughout the process.

  • Roof

    The roof is one of the most costly and important structures. We will examine the roof, its structure, shingles/tiles, flashing, gutters, downspouts and more.

  • Exterior

    This includes the exterior walkways and doors, siding, eaves and soffits, fascia, paint, and other such elements of the home’s exterior.

  • HVAC

    I  will test and examine the HVAC systems including ducts, filters, furnaces and air conditioning units.

  • Plumbing

    I will check all plumbing fixtures for proper function, including tubs, sinks, hoses, showers, water shut-off valves, and irrigation systems, if applicable, and look for leaks and other such flaws.

  • Electrical Systems

    I will check both interior and exterior electrical systems including service drops, service masts, grounding, outlets, meters, circuit breakers, and other such systems.

  • Appliances

    I will test and examine all major appliances like hot water heaters, washers and dryers, dishwashers, refrigerators, freezers, and more.

  • Doors, Windows & Interior

    We will check doors and windows for proper sealing and drafts, signs of mold or water damage, and more. We will also check the condition of all interior spaces.

  • Foundations, Basements and Crawl Spaces

    I will examine the foundation, crawlspaces and basements to look for signs of things like past water damage, foundation cracking or shifting, and other such potentially expensive issues.

  • Attic, Ventilation & Insulation

    I will examine the attic to ensure it is properly ventilated, check for mold and moisture, assess the level of insulation, and more.

A typical inspection should take 2 to 3 hours to complete. This can vary, given the current condition and size of the home, the accessibility of mechanical systems, and so on. As a courtesy to sellers, we recommend that they be informed of the timeframe in a pre-purchase home inspection situation.

Our typical fee for an inspection is $300. However, some factors will affect the fee. If you are comparing home inspection firms, the fee charged should not be the deciding factor unless the level of service offered is identical. Remember, you are considering a major purchase and your choice of home inspector should be based on getting the best value, not just the best price.

You should also feel free to ask question that arise during the inspection, however we do ask that the questions be saved till the end in order to ensure the inspector maintains focus throughout the process If the inspector’s comments or explanations are not clear, please ask for further explanation.

You do receive a written report. It would be unfair to ask you to remember all of the things we cover during a home inspection. The report includes a summary of the condition of the home and details on all the major systems of the home. It is delivered within 24 hours after the inspection.

No. Our goal is to report on the condition of the house, indicating potential repairs and expenses. Ultimately, it is your decision as to whether or not you buy the house. The home inspection is very important but it is only one piece of the puzzle. Only you know all of the factors at play.
